Accessory Dwelling Units

ADU plans built for Central Florida backyards

A detached one-bedroom for rental income or an in-law suite, or a full apartment over a two-car garage. Pick a plan below — or if none of them fit your lot, we’ll design one that does. We handle zoning, permits, and construction from the first site visit to the certificate of occupancy.

ADUs and detached garages are built in Orange & Seminole County only. Prices shown are starting points for a standard lot and exclude impact fees, utility connections, and site work — all of which depend on your specific property. See all floor plans for our houses.

Nothing fits?

We’ll design one around your lot

Setbacks, easements, septic fields and tree canopy decide what actually fits behind your house — and no stock plan knows any of that. If none of the plans above work, we draw one that does. These are the layouts we’re asked for most; none of them are stock plans yet, so each is designed to order.

2-Bed / 2-Bath ADU

2BR / 2BA · single story
~720–950 sq ft2 bed2 bath

The largest an ADU usually goes before zoning caps it as a percentage of the main house. Two full baths make it work as a genuine second residence.

Maximum ADU size is set by your county and your lot — often a percentage of the main house or a hard square-foot cap. We confirm what your parcel allows during the site evaluation, before you spend anything on design.

Start to finish

How we take an ADU from idea to keys

One builder, one contract, one point of contact. You are not managing an architect, a surveyor, a septic contractor and a framer separately.

Site evaluation

We walk your property and confirm what your parcel actually allows — zoning, setbacks, easements, septic and drainfield location, tree canopy, and where power and water come from.

Plan selection

Pick a plan that fits the buildable area, or we design one around it. You see the layout, the finishes and a real number before anything is committed.

Pre-construction

Engineering, site plan, and the permit package. We submit to the county or city and answer their comments — this is the stage most homeowners get stuck on alone.

Construction

Slab through finishes with our own trade partners, on a published schedule. You get progress updates and photos as the work moves.

Walkthrough & CO

Final inspections, certificate of occupancy, and a walkthrough with your punch list. Then it’s ready to rent or move a family member in.

Because we build on ground you already live on, we’ll agree up front on the practical things — water and power access for the crew, where we stage materials, and working hours — so there are no surprises once the slab is poured.

Tell us where the property is and which plan you’re considering. We’ll confirm what your lot allows and come back with a real number — not a range off a website.

Not sure it fits? That’s the most common reason people call. The site evaluation answers it.
