Yes — that's our most common build path. Send us the parcel address or parcel ID and we'll run a feasibility check: zoning, setbacks, flood zone, wetlands, utility access, and whether any of our 10 floor plans fit the buildable footprint. Most feasibility reviews take 3–5 business days. If the lot is buildable, we move straight into site planning and contract.
Complicated lots are our specialty. We've built on lots requiring Army Corps of Engineers wetland reviews, Special Flood Hazard Area (SFHA) elevated foundations, and county variance applications. Our team handles the environmental engineering, survey work, and variance process — and we'll tell you up front what it adds to cost and timeline before you sign. If a lot is truly unbuildable, we'll tell you that too.
Yes. Brightview holds a Florida general contractor license (CRC1334100) and pulls all building, mechanical, electrical, and plumbing permits directly. We also handle impact-fee payment, HOA architectural reviews, tap fees, and required inspections. You sign the contract and we manage the paperwork from there.
Typical BOYL projects run 8–12 months from contract to keys. Breakdown: feasibility and site planning (3–5 weeks), permit application and approval (6–12 weeks depending on county), site prep and foundation (3–4 weeks), vertical construction (4–6 months), and final inspections and CO (2–4 weeks). Polk and Volusia counties typically permit fastest; Orange and Seminole take longer.
It depends entirely on your lot and location. If you already own the lot, BOYL is almost always the cheaper path to new construction. If you're buying a lot separately, the math depends on what the lot costs — a $50K lot in Sanford plus a Brightview home can come in under the price of a comparable home in a master-planned community, and you get the established neighborhood for free. We'll run the apples-to-apples comparison at consultation.
For most BOYL projects we'll start with one of our 10 stock floor plans because that's where the value engineering lives — predictable material takeoffs, tested framing, known subcontractor pricing. We offer structural options (extended lanais, bonus rooms, 3-car garages) and can review modest customizations on request. Full custom architect-drawn projects are possible but priced separately and reviewed case-by-case.
