Sell a Brightview spec home

Your client buys one of our quick-move-in (QMI) homes from our existing inventory — we've already built it, it's listed and ready to close. Standard MLS co-op commission paid at closing.

Sell a to-be-built home

Your client picks one of our 11 Brightview floor plans, we find or pair their lot, build the home, and close. Co-op commission paid on the contract price at closing. Buyer registers early; you stay in the loop through the build.

Your client already owns land — or is buying it. We build their custom Brightview home on it. You stay involved as the buyer's representative; commission structured to the deal. Common for inheritance, family lots, infill teardowns, and country acreage.

Bring us your land listing or off-market land

Send us your seller's lot, infill site, or acreage — listed or not — and you get one of two answers, fast. If we're buying in that market: a cash offer within 24 hours, no financing contingency, closing on their timeline. If we're not, or it's not a lot we'd hold as inventory: a to-be-built collaboration proposal — the Brightview floor plan that fits the lot and a packaged sales price, so you can relist the land as a to-be-built and sell it to buyers who couldn't picture it before. Your commission stays yours either way.

On the sell side, we don't need representation. Brightview buys direct — there's no buyer's agent on our side of the table, no co-op split to negotiate, and we'll never ask you to cut your fee. You represent your seller; your commission comes from them under your listing or referral agreement, exactly as it would with any cash buyer. No buyer registration needed on these — just send us the property.

Why early registration protects your commission

Brightview honors buyer-broker representation when the relationship is established before we engage your client directly. If we're already actively working with the buyer and the broker relationship hasn't been registered with us, we can't retroactively cooperate on a commission.

The fix is simple: register the buyer's name with us first — at minimum the buyer's full name and your contact info. This puts the broker relationship on the record. We'll confirm registration back to you in writing and include the co-op terms applicable to the path your client ends up taking. If your client later visits one of our properties, calls us directly, or fills out a form, you're protected.
