Yes. We'll review them for constructability and Florida Building Code compliance, price them honestly, and tell you where a small change saves real money. If your plan set needs structural, truss or energy engineering to permit, we coordinate it.
What's the difference between custom and semi-custom in Central Florida?+
Semi-custom means starting from a proven plan and modifying it — far faster and cheaper, because the engineering already exists. Full custom means designing from scratch. Most buyers who say 'custom' actually want semi-custom, and we'll say so if that's what fits your budget.
How long does a custom build take in Central Florida?+
Design and engineering typically run 2–4 months, permitting through Orange County Building Safety, plus each city's own building department another 6–12 weeks, and construction 8–11 months for a custom house. A modified stock plan is faster on all three.
Do you build in-law suites, 3-car garages and bonus rooms in Central Florida?+
Yes — those three are the most common modifications we do. In-law suites in particular are worth designing at the start rather than adding later, because the plumbing and structural runs are much cheaper before the slab is poured.
