What you get
- You choose the plan and the finishes instead of buying whatever a builder already put up.
- The price is fixed at contract — our contract carries the allowances, so a selection is a decision, not a surprise.
- We build on scattered lots, so you can be in an established neighborhood instead of a subdivision 30 minutes out.
- Every home is built to the current Florida Building Code, with a new-home warranty behind it.
- One builder handles the lot, the permit, the impact fees and the construction — you sign once.
What the same house costs in each of our eight counties
Same plans, same specs — the difference is what each county charges in impact and tap fees. We put those fees inside the price instead of billing them to you at permit.

How much does it cost to build a new home in Central Florida?+
A Brightview to-be-built home in Central Florida starts at $284,990 and runs to $580,990 for our largest plan, with Orange County's impact fees already included and before land, site work and selections. Orange County adds about $15,000 in impact and tap fees to our smallest plan — a number we publish instead of billing later. Brightview Homes is a licensed Florida general contractor (CRC1334100) building across eight Central Florida counties. Call (407) 543-1739.
How long does it take to build a house in Central Florida?+
Plan on roughly 7–9 months of construction in Central Florida once the permit is issued, plus 6–12 weeks for permitting through Orange County Building Safety, plus each city's own building department. Lot work — clearing, fill, septic or utility taps — can add time on an unimproved parcel, which is why we quote it separately instead of averaging it in.
Do I have to buy a lot before Brightview will build in Central Florida?+
No. You can build on a lot we already control in Central Florida, bring us land you already own, or have us help you find and evaluate one on the open market. We run zoning, utilities, setbacks and flood review before anyone signs anything.
What's included in the price of a Brightview home in Central Florida?+
The plan, the structure, the county impact and tap fees for Orange County, and a written allowance for every selection category. Land, site-specific work and upgrades above allowance are itemized separately — you see them before you sign, not after.
Is a to-be-built home cheaper than buying an existing house in Central Florida?+
Not always cheaper per square foot, but you get a new structure, a new roof, new mechanicals and a warranty — and in Central Florida the older housing stock is where the deferred maintenance lives. A new build also carries lower insurance premiums in Florida than a 30-year-old roof does.
Who pulls the permits for a new home in Central Florida?+
We do. Brightview files through Orange County Building Safety, plus each city's own building department, pays the impact fees, and carries every inspection through certificate of occupancy. You never stand in a permit line.
