The costs that sit outside the plan price
- Land. Anywhere from $40,000 for an infill lot in DeLand to well past $200,000 in Winter Park. It is the single biggest variable.
- Site work. Clearing, fill, grading, driveway and drainage. A flat cleared lot and a wooded lot with a grade change are not the same job.
- Septic vs sewer. A septic system and drainfield is a real line item; a utility tap is a different one. Which one you have is decided by the parcel, not the plan.
- Coastal wind and flood. Near-coast parcels in Volusia, Brevard and Flagler carry higher wind-load design and sometimes flood-zone construction. Inland Lake and Polk lots do not.
- Selections. Our contract carries written allowances. Going above them is your call, priced before you make it.
- Impact fees. Already included in every price on this page — which is not the industry norm, so compare carefully.

Are impact fees included in a builder's price?+
Usually not. Most builders quote a base price and bill impact and tap fees separately at permit, which is how a quote that looked competitive gains five figures. Brightview publishes prices with each county's fees already inside them.
Is it cheaper to build or to buy an existing home in Florida?+
Buying is often cheaper per square foot; building gets you a new roof, new mechanicals, current code and a warranty — which matters in Florida, where insurers price older roofs harshly. The honest answer depends on the specific house you'd otherwise buy.
How much does land cost in Central Florida?+
Infill lots start around $40,000–$70,000 in markets like DeLand, Deltona, Palm Bay and Poinciana, and run well past $200,000 in Winter Park, Baldwin Park and near-water parcels. Land is the widest variable in the whole budget.
How long does it take to build a house in Central Florida?+
Roughly 7–9 months of construction after permit for a production plan, plus 6–12 weeks of permitting depending on the jurisdiction. Custom work adds design and engineering time ahead of both.
What is a scatter-lot or infill build?+
It is new construction on an individual lot rather than inside a master-planned subdivision. It is how you get a brand-new house on an established street with mature trees, instead of 30 minutes further out.
