Do I need to bring my own lots, or can you help source them?
Either works. Most investors come to us with lots already in their portfolio. If you need help sourcing, our acquisitions team can introduce you to land we’re tracking through our tax-delinquent and code-enforcement data pipelines.
What’s the difference between Build-to-Rent (BTR) and Build-to-Sell (BTS) for you?
From a construction standpoint, very little — we build the same high-quality home either way. The difference is downstream: BTR investors typically want lower-maintenance finish packages and we can refer you to our property management partner. BTS investors typically want higher-end finishes for resale, and we can coordinate the resale listing.
Can you build the same model on multiple lots?
Yes — this is one of our specialties. We have 11 stamped, permit-ready floor plans. Standardizing on a model across your portfolio dramatically reduces per-unit cost and shortens timelines because subs already know the plan.
How do payment milestones work?
Typical AIA-style draw schedule tied to permit issuance, foundation, framing, dry-in, MEP rough, drywall, finish, and CO. We work with construction-to-perm lenders if you’re financing, or accept cash draws. Full schedule disclosed up front in the contract.
Do you handle multi-unit projects or just single-family?
Our sweet spot is single-family scatter-lot builds — that’s where we’re most efficient. We can also do duplexes and triplexes. For larger multi-family (12+ unit apartment builds) we’d refer you to a different builder.
What counties do you build in?
Seminole, Orange, Osceola, Volusia, Lake, Brevard, Polk, and Flagler. We know each county’s permitting nuances and have sub relationships in each.
What does your contract look like?
Standard fixed-price construction agreement with scope of work, payment schedule, change-order process, warranty terms, and timeline. We’re happy to send a sample contract on the discovery call so your attorney can review before you commit.
