Is a detached ADU even allowed on my lot?
It depends on your county, your specific zoning district, and your lot size + setbacks. That's exactly what our free feasibility check answers. Submit the form, we pull your parcel record and tell you yes/no in 48 hours.
How long does construction take?
From contract signing: 8–12 weeks for permits + design, then 4–6 months for build. Studio units are fastest. Plan on 6–9 months total from "yes" to "tenant moves in."
What's included in the price?
Permits, foundation, full construction, electrical + plumbing tie-in, HVAC, appliances, finishes. Site prep and utility extensions can vary — we quote those separately after the feasibility check.
Will the ADU have separate utilities?
Standard build is sub-metered (one main meter, internal sub-meter for the ADU). Fully separate meters add cost but are doable. We talk through the tradeoffs based on whether you'll rent or use it for family.
How do I pay for it?
Cash, HELOC, cash-out refi on your main home, or construction-to-perm loan. We can introduce you to lenders we've worked with who specifically finance ADUs. Most owners use a HELOC because the rate is favorable and the rental income covers the payment.
Can I use it for short-term rental (Airbnb)?
Some counties allow it, some don't. We'll tell you what your county permits during the feasibility check. Where allowed, Airbnb usually nets 1.5–2x long-term rent but requires more management.
What if I just want a standalone garage, not a livable unit?
We build those too. Two- or three-car detached garage, pre-wired and pre-plumbed so you can convert it to a livable ADU later without tearing into walls. Cheapest entry point and keeps your optionality open.
