What you should know before building

Rules vary by where your property is located — here's the general picture, and we'll confirm the exact rules for your address.

Who can build an ADU?
ADUs are intended for properties with an existing single-family home. In some areas the property must be owner-occupied or homesteaded for an ADU to be allowed. Rules vary by jurisdiction — when we review your property, we'll confirm whether you qualify.
How big can my ADU be?
Size limits depend on your jurisdiction and the size of your existing home. Many areas cap ADUs at a percentage of the main home or a square-footage maximum. Final size also depends on your lot's setbacks. We'll confirm what fits on your property during the free buildability review.
Can I rent it out?
In many areas, ADUs can be rented to long-term renters. Short-term and transient rental (less than 30 days) is often more restricted or prohibited. Rules vary by jurisdiction — we'll flag what's permitted at your address.
Orange County (unincorporated): what should I know?
Unincorporated Orange County allows ADUs subject to county code. The key rules: ADUs are capped at 50% of the primary home's living area, or 1,000 sq ft — whichever is less. One-story detached ADUs require a 5 ft rear setback. Orange County also offers a Ready Set Orange program with pre-approved plans that streamline the permit path; program eligibility includes a homestead requirement for the property owner.
Seminole County (unincorporated): what should I know?
Unincorporated Seminole County allows ADUs in single-family residential zoning districts, and ADUs in those districts are administratively approved — no public hearing is required. Size depends on your property and existing home — we'll confirm during your buildability review.
My property is inside a city — what about me?
City rules are set by the municipality and can differ from county rules. We handle this for you — once we talk, we confirm your property's exact requirements with the city or county that has jurisdiction.
How long does the whole project take?
Once permitted, we build most ADUs in about 45 to 60 days. Total time from contract to move-in is typically 3 to 5 months, depending on your jurisdiction's permitting and review timeline. These are typical ranges, not guarantees — the permit queue, especially in Orange County, is the main variable.
Do you handle the permitting?
