What's different about land in Lake County
Lake County sits on karst: limestone under sandy soil, with sinkhole history in places, which matters for foundations and stormwater. The Green Swamp Area of Critical State Concern covers the south of the county, and the Wekiva area reaches into the east. Outside the cities most lots depend on well and septic, so soils decide what can be built.
Lot splits in unincorporated Lake are reviewed by the Office of Planning & Zoning against the future land use density and the zoning minimums. Septic setbacks and well separation often decide whether a split lot is actually buildable.
Rezonings go through the Planning & Zoning Board to the Board of County Commissioners. Inside the Green Swamp, density is held down by state rules as well as the county's plan.
Clermont, Groveland, Minneola, Leesburg and Eustis commonly tie water and sewer service to annexation or an annexation agreement, so annexation is often the route to sewer and smaller lots.

100% fee credit toward construction
When you build your home, ADU or garage with Brightview Homes, every dollar you paid Brightview for due diligence, entitlements and demolition coordination is credited back against your construction agreement. Pre-construction fees are credited in full against the construction contract price at signing.
- Applies to full-cycle building agreements (a home on your lot or custom home, a turnkey ADU, or a custom detached multi-car garage or workshop) with a contract value of $100,000 or more.
- Fees are earned as each filing, audit or field visit is completed and are not refundable. The credit is applied against the final construction draw or the pre-construction contract balance, never paid out in cash.
- Credits stay valid for 12 months from delivery of the completed work or permit closeout.
The credit covers Brightview's fees. Surveyor, engineer, attorney and government fees are paid directly to those providers and are not part of the credit.
